Buying Property in London from Overseas: How to Search When You’re Not Here

Buying a property in London is complicated enough when you live here.

Doing it from another country adds an entirely different set of problems.

You can search Rightmove from anywhere in the world. You can study floorplans, look at photographs and research neighbourhoods online. But eventually you reach the limitations of trying to understand a property — and the area around it — from a screen.

Is the street as attractive as it looks on Google Maps? Is the flat dark in the afternoon? Is the road noisy? Does the building feel well maintained? Is the asking price sensible? And is the property actually as good as the photographs suggest?

For overseas buyers, having somebody on the ground in London can transform the search.

London is difficult to understand remotely

London isn't one property market.

It is a collection of neighbourhoods and micro-markets, and the differences between them can be remarkably small geographically and enormous in reality.

One street can be beautiful and highly desirable while another a few minutes away feels completely different. Two apparently similar flats can have very different values because of the building, outlook, position on the street, lease or condition.

That nuance is difficult to pick up from a postcode search.

If you don't know London well, the first stage shouldn't necessarily be looking for a property.

It should be understanding where you actually want to live.

Start with how you want to live

Rather than beginning with a list of postcodes, think about your life in London.

Do you need to commute?

Do you want to walk to restaurants and shops, or would you prefer somewhere quieter?

Is access to an airport important?

Do you need schools nearby?

Would you rather have more space slightly further out, or a smaller property in the centre?

Do you want a period building, something contemporary, a house, a lateral flat, outside space or somewhere you can renovate?

These questions often tell us far more than simply saying, “I'd like to buy in Notting Hill” or “somewhere in north London.”

Photographs don't tell you everything

Property photography is designed to present a home at its best.

Wide-angle lenses can make rooms appear larger. A photograph can't tell you how noisy a road is, how much natural light a property gets or what the communal areas of a building feel like.

A property that looks uninspiring online can be considerably better in person. Poor photographs, dated decoration or an awkward layout can cause buyers to overlook a property with excellent proportions and real potential.

Is this genuinely a good property? How does the asking price compare with recent sales? Are there drawbacks you should know about? Is there potential to improve it? What should you offer? And when should you walk away?

Having somebody representing the buyer locally can provide a valuable layer of independence when you can't easily investigate everything yourself.

Understanding what a property could become

Overseas buyers can understandably gravitate towards immaculate properties because they are easier to assess remotely.

But that can mean overlooking some of the most interesting opportunities.

A dated interior doesn't necessarily make a bad property. Nor does a beautiful interior necessarily make a good one.
